The things your heirs need to know when you own a home in SCW

     One’s demise is not a subject we like or want to talk about.  However, we all know it is inevitable. As stressful a time as it is can be, we want to ensure that they are aware of the policies regarding owner member annual fees, property sales, transfers, and changes to Deeds. 

     If there are two owners on a property in Sun City West and one owner passes, the policy states that a copy of the death certificate is to be provided to the Member Services office.  This will allow the deceased’s name to be removed from their property account stopping any future invoicing for that member.  It may also allow for a  refund of owner member fees to the remaining owner.  We suggest the social security number and cause of death be blacked out.

     If you are the sole owner of the property, your family/beneficiary should be informed that owner member fees need to remain current until the property is sold or transferred.  Member Services should be notified of your passing and your family’s intent for the property.  Member Services and the Property Title Analyst can provide information as to what will occur if the family decides to transfer or sell the property.  Heirs / Beneficiaries may receive a refund if the property sells within one (1) year from the date of passing.
