Sun City West’s CC&Rs are here to protect, preserve, and ensure your property values remain high. CC&Rs describe requirements and information on what you can do with your property.

Recreational Vehicles
No mobile home, boat, recreational vehicle, commercial vehicle or trailer of any type shell be kept, placed, maintained parked or repaired upon any lot , common area, tract, or street (public or private) within the subdivision; provided however that the provision of this paragraph shall not apply to minor vehicle repairs, cleaning, loading or unloading and short term parking which shall be permitted for a cumulative period not to exceed 72 hours in any calendar month. However, if due to the COVID-19 outbreak, if an essential worker or family member is using it to self-isolate, you need to contact the CC&R office and make special arrangements.
Age Restrictions
Each single-family residence shall be occupied by at least one person not less than 55 years of age and no person under the age of 19 shall reside in any family residence.
Storage Building
No storage buildings or sheds shall be moved, placed, assembled, constructed, or otherwise maintained on any lot.
Gazebos and Pergolas
An owner may construct no more than one gazebo or pergola in the backyard of the home so long as said gazebo or pergola meets minimum criteria. Please contact the CC&R Department for additional details.
Sanitation Containers
No garbage or trash shall be placed or kept except in covered containers. In no event shall such containers be maintained to be visible from neighboring property except to make available for collection and then only the shortest time reasonably necessary to affect such collection. All rubbish, trash, or garbage shall be removed from the lots and shall not be allowed to accumulate.
What can I do about a barking dog?
Barking dog issues are addressed through Maricopa County Animal Care and County (MCACC) at 602-506-7387. Please be prepared with the address of where the dog(s) reside. You must provide your full name, address and telephone number to file a complaint. Anonymous calls are not accepted.
What can I do about a dog at large?
Within the unincorporated areas of Maricopa County, no dog shall be permitted at large. Each dog shall be confined within an enclosure on the owner’s property, or secured so that the dog is confined entirely to the owner’s property, or on a leash not to exceed six feet in length and directly under the owner’s control when not on the owner’s property.

What can I do about noise disturbances?
Noise issues are addressed through Maricopa County Sheriff’s Office (MCSO)
at 602-876-1011.
What are the hours of construction work?
Construction work (residential): From April 15 to Oct. 15, inclusive, all construction work in or within 500 feet of Rural or Residential zones as per the Maricopa County Zoning Ordinance, and within 1,500 feet of an occupied residence, shall not begin prior to 5 a.m. and must stop by 7 p.m. each day. From Oct. 16 to April 14, inclusive, all other construction work in or within 500 feet of Rural or Residential zones as per the Maricopa County Zoning Ordinance, and within 1,500 feet of an occupied residence, shall not begin prior to 6 a.m. and must stop by 7 p.m. each day.
Construction issues are addressed through Director or his designee, or an officer of the Maricopa County Sheriff’s Office (MCSO).
